Use your nose and ears first

A musty smell that comes and goes — especially when HVAC starts up — is moisture somewhere air moves. The sound of running water when everything's off means a supply line is feeding something, somewhere. And a water meter that creeps with all fixtures closed is the definitive free test: note the reading, wait two hours without using water, check again.

What your eyes skip past

• Paint that's "just old": bubbling, flaking, or hairline-cracked paint on one wall section is usually moisture behind it.
• Baseboards or crown pulling from the wall — swelling wood is wet wood.
• Cupped or peaking floorboards, or vinyl that's suddenly loose at seams.
• A cabinet floor under any sink that looks wavy — the classic slow-drip signature.
• Rust rings around the water heater base or washing machine connections.
• Efflorescence (white chalky mineral bloom) on basement walls — water is migrating through the masonry.

Found one? Move deliberately

Confirm with the meter test, find and stop the source, then assess how long it's been wet — staining size and material swelling tell the story. Anything beyond a fresh, small leak deserves a professional moisture inspection: meters and thermal imaging see inside walls without opening them, and catching hidden damage early is the difference between a repair and a remediation.
